Situated on oceanfront Collins Avenue in the heart of Millionaire's Row, Fontainebleau Miami Beach is one of the most historically and architecturally significant hotels on Miami Beach. Opened in 1954 and designed by Morris Lapidus, it was the most luxurious hotel on Miami Beach, and is thought to be the most significant building of Lapidus' career.

Responsibilities

The Asset Manager drives value creation across a portfolio of resort, full service and select service hotels, partnering with property leadership and to maximize revenue growth, margin expansion, and capital efficiency. This role owns the asset plan, annual business plan review, capital strategy, and performance oversight—translating owner priorities into measurable results. Reports directly to the COO and collaborates with Development, Finance, Legal, Risk Management and Brand teams.

 
Examples of Duties, includes but is not limited to the following: 

Portfolio Strategy & Performance

  • Own the multi-year asset plan per property (positioning, capital roadmap, value-creation levers).
  • Lead monthly/quarterly owner reviews: Revenues, EBITDA, RevPAR index, mix/price strategy, GOP/flow-through, cash, and forecast risk.
  • Benchmark performance vs. comp sets; challenge plans to improve RevPAR Index, TRevPAR, GOPPAR, labor productivity, F&B margins and Overhead Departmental Expense.

Operator Oversight & Commercial Discipline

  • Partner with GMs, DOFs, and revenue leaders to optimize pricing, mix, distribution, and group/catering strategy.
  • Review sales pipeline, marketing ROI, channel costs, and contribution margins; ensure clear pace and pickup actions.
  • Monitor guest experience/ITR drivers linked to financial outcomes and Franchise and Ownership Goals.

Financial Planning, Capital & Projects

  • Co-own the annual business plan and budget: assumptions, risks, sensitivities, upside plan.
  • Build and govern the CapEx plan (FF&E/strategic projects), business cases, IRR/NPV, and post-investment reviews.
  • Oversee R&M vs. capital delineation; ensure asset protection and brand compliance.

Transactions, Underwriting & Financing (as needed)

  • Support acquisitions/dispositions: underwriting models, market diligence, transition plans.
  • Partner with Finance on lender reporting, covenants, DSCR coverage, and required approvals.

Risk, Compliance & ESG

  • Coordinate with Legal/HR on union/CBA impacts, labor strategy, and compliance items.
  • Track ESG initiatives (energy/water/waste), incentives, and returns tied to operating savings and brand value.
  • Coordinate Property Asset followup on Quarterly Reviews with Risk Management

Data, Tools & Reporting

  • Maintain robust models and dashboards (e.g., Excel, Power BI/Tableau; exposure to STR/HotStats and RMS/PMS data such as IDeaS, Opera).
  • Standardize KPI reporting across properties; ensure data integrity and clear decision memos.

Key Metrics (you influence/own)

  • RevPAR Index growth and pricing quality
  • GOP margin and flow-through to forecast
  • CapEx ROI and delivery to plan
  • Labor productivity and F&B outlet profitability
  • Cash conversion and working-capital discipline

Qualifications

  • Proven operations track record as hotel General Manager, Complex VP.
  • Advanced financial modeling (Excel), business case development, and operator contracting familiarity.
  • Strong commercial acumen (revenue management, sales & marketing, channel economics) and P&L ownership experience.
  • Experience with capital planning and project execution; ability to assess design scope vs. returns.
  • Excellent communication: concise executive summaries, clear recommendations, and meeting facilitation.
  • Comfort with union environments and complex multi-outlet operations (F&B, nightlife, spa, retail) preferred.
  • Bachelor’s in Finance, Economics, Hospitality, or related; MBA, CFA, CPA a plus.
  • 7–10+ years in hotel asset management, hospitality operations, hospitality private equity, owner-side FP&A, or property-level DOF/Commercial leadership for large, luxury or high-volume hotels/resorts.
